This calculator gives the statutory minimum timeline assuming clean service on first attempt,
no partial payments after demand, no tenant answer, normal court availability, and no bankruptcy
or federal-program complications. Real matters slip when any of these break. The cure-period
figure assumes the demand was properly served under C.R.S. § 13-40-108 (personal, sub-service,
